In our current non-traditional marketplace, we need to remain flexible and come up with policies that work for everyone. Social distancing guidelines have had significant impacts on the daily regimen of most people in the real estate industry, most notably when it comes to showing a property to prospective buyers and/or buyer's agents. It is quite likely that you may encounter a scenario where in-person showings or tours are temporarily not available. In an effort to keep everyone safe and healthy in these unusual times, SmartMLS has adjusted our rules surrounding these events.
It is important to remember that, in order for a listing to remain Active (this includes the New and Show statuses, as well as the BOM and price increased/decreased change types), it has to be available to be shown. The following are all acceptable showing conditions:
- An in-person, on-site viewing of the listed property by potential buyers with a cooperating broker.
- A virtual or live-streaming showing of the property, during or after which the list agent is available to answer any questions that the buyer's agent may have. This can include either a live streamed walk through or a prerecorded virtual tour, conducted by either the list agent or the seller.
If a property is not available to be shown in either manner described above, it cannot remain as an Active listing on SmartMLS and must be marked either TEMP or WITH (until such time that it is available to be shown either in-person or virtually).
