When you make changes to your listing in Matrix, those changes are not immediately displayed on downstream/3rd party websites. Public portals (realtor.com, Zillow) and IDX sites (office and agent websites) all pull data from SmartMLS and refresh their sites on their own schedule. Some sites will update more frequently (4-8 hours) whereas others have longer update intervals (12-24 hours). The MLS has no influence over how quickly downstream sites refresh data. Generally, any changes to listings that are currently on the market should be reflected on these sites within 24 hours.
If you have made a change to your listing and it is still not showing on a major public portal site (such as realtor.com or Zillow) within 24 hours, please contact SmartMLS so we can try to find out the cause of the issue. If it is a site that is getting listing data from the MLS, we will reach out and try to expedite the fix. However, if it a site that is getting your listings from your office (your office has a direct broker feed agreement with the site) rather than from the MLS, you will need to speak with your office's IDX team. In situations where there is a broker feed, the MLS has nothing to do with your office's listings syndication, therefore we have no influence in getting those problems fixed.
